Austin Yard Drainage: What to Check Before the Next Heavy Rain

If you’ve lived through even one Central Texas storm season, you already know the drill. It’s bone dry for weeks, the ground cracks open, and then three inches of rain fall in an hour and your backyard turns into a pond. That’s not bad luck. That’s how water and soil behave around Austin, and the good news is you can get ahead of most of it with an afternoon of looking around before the next front rolls through.

Here’s what a homeowner should actually check, and how to tell a quick fix from a job that needs a crew.

Why does my Austin yard flood or hold water?

Your yard floods because Central Texas soil sheds water it can’t absorb, and your lot probably sends that water somewhere it shouldn’t go. Most of the I-35 corridor sits on blackland clay, which is dense and slow-draining. When it’s dry it shrinks and cracks; when it’s wet it swells shut and turns almost waterproof, so a hard rain runs across the surface instead of soaking in. Under that, a lot of Austin sits on caliche and limestone, which doesn’t let water percolate either.

Add our rainfall pattern to that. We don’t get gentle all-day drizzle. We get flash-flood downpours, which is exactly why the City of Austin Watershed Protection department spends so much effort on stormwater and flood management. When several inches land in a short window on clay that won’t drink it, the water has to go somewhere, and it follows the grade of your yard. If your lot slopes toward the house, toward a low corner, or toward a spot that was compacted flat, that’s where it pools.

New-construction homes have it worse. Builders pack the soil down hard so the slab stays put, and that compaction is the enemy of drainage. The lot gets graded to protect the foundation and pass inspection, not to keep your garden dry two years later.

What should I check before the next heavy rain?

Walk your property before the storm, not during it, and look at these six things in order. This is the checklist I’d run at my own house.

  1. Roof runoff and gutters. Clear the gutters and make sure water actually reaches the downspouts. A clogged gutter dumps a sheet of water straight down against your foundation.
  2. Downspout discharge. Follow each downspout to where it lets out. If it empties right next to the slab, that’s a problem. You want that water carried at least four to six feet away from the house.
  3. Low spots. Find the dips where grass thins out, moss grows, or dirt stays dark. Those are your ponding zones. Mark them so you can watch them during the rain.
  4. Erosion tracks. Look for little channels, exposed roots, or fans of washed-out soil and mulch. Those show you the path water is already taking at speed.
  5. Where water discharges. Trace the overall flow. Does it head to the street and curb, or toward the house, the fence line, or the neighbor’s yard? Where it ends up matters as much as where it starts.
  6. Slope against the foundation. The ground should fall away from your house, not toward it. The common target is a drop of about six inches over the first ten feet.

Then, when the rain comes, look out the window and time it. Note which spots pond, how deep, and how long the water sits after the rain stops. That “ponding duration” number is the single most useful thing you can tell a landscaper. Water gone in an hour is normal. Water still there the next morning is a drainage problem.

While you’re at it, it’s worth knowing what your lot is actually made of. You can look up your soil type on the USDA NRCS Web Soil Survey by dropping a pin on your address. Nine times out of ten around here it’ll confirm you’re on clay, and that tells you why water sits.

How do I tell if I need regrading, a swale, or a drain?

The right fix depends on how the water moves, so match the solution to the problem instead of guessing. Here’s how I sort it in the field.

Regrading is for water that pools against the house or in a broad flat area. If the ground doesn’t slope away from your foundation, no drain will save you, because water is a lazy thing and it’ll always follow gravity. Reshaping the soil so it falls away is the foundation of everything else.

A swale is for moving a lot of surface water across a distance, like carrying runoff from a back corner out to the street. It’s a shallow, planted channel, gentle enough to mow over, that guides water where you want it. It handles volume that a pipe can’t, and it looks like part of the yard.

A drain (a French drain, a channel drain, or a catch basin and pipe) is for a specific low spot that traps water with nowhere to run, or for a hard surface like a patio or driveway that sheds fast. A perforated pipe in gravel collects the water and pipes it to a safe outfall.

Most Austin yards that give trouble need two of these working together, say regrading plus a swale, or a catch basin that ties into a buried line. The point is the water has to end up somewhere legal and safe. That’s why real ponds and stormwater work starts by finding the discharge point and works backward from there. And if you also run irrigation, it’s worth checking that your sprinkler system isn’t quietly keeping a low spot soggy on its own. Is standing water bad for my foundation?

Yes, and on Central Texas clay it’s one of the worst things you can let happen. Blackland clay is expansive, which means it swells when it’s wet and shrinks when it’s dry. When water pools against one side of your slab, that soil expands and pushes; when the other side dries out in a drought, it shrinks and pulls away.
